The Mass Timber
Mid-Rise Assembly.
Fixed-price, prefabricated buildings.
Assembly offers a 5-10 storey mid-rise residential building product for main streets and avenues in urban infill settings.
Building core and unit design is repeatable. Exterior façade is customizable, and the floor plan is flexible. Retail space can be incorporated on the ground floor. One, two, and three bedroom units can be configured above. This typology is suitable for purpose-built rental, condo or affordable housing.
Panelized modular wood construction enables prefabrication offsite to reduce assembly time onsite. Cost savings are achieved through the repeatability of our products. We offer a fixed price after validation, offering a higher degree of cost certainty.
Seamless process.
Assembly facilitates the entire building process, from design selection to managing entitlements to expedite the municipal approvals process, to utility connections and onsite construction, warranty and service work. Assembly mid-rises are a select, order, permit and build process complete in under 2 years, with less than a year of that being onsite construction. In comparison, a condominium of similar height is a 3-5 year building process.
Mid-rise buildings include:
- High performance prefabricated CLT panels that offer a higher degree of quality assurance than comparable site built processes.
- Front and back facing windows in each unit to maximize natural light and provide superior air circulation and passive heating and cooling.
- Balconies and terraces in each unit with direct access to outdoor space.
- Direct access to each unit via elevator and a wood staircase.
- Exposed wood ceilings.
- Radiant heating and cooling.
- Smart home climate control technology.
- High performance sound insulation.
- Adaptable to industry green building standard.
- Fully electrified systems.
- Light Emitting Diode lighting (LED), Energy Star appliances and low-flow plumbing fixtures.
- Energy Recovery Ventilators (ERV).
Mid-Rise Sustainability
Fixed-price, prefabricated buildings.
Mass timber is a sustainable building material with reduced carbon impact compared to traditional concrete construction. Assembly builds to a standard that exceeds municipal and provincial building codes for energy efficiency. Our building envelope is designed to minimize heat loss in cold seasons, and increase indoor air quality and humidity control, reducing operating costs and your carbon footprint.
